About Xentori

Xentori is a boutique stay brand operated by M/S Luxe Suites, a partnership firm registered under the laws of India (GST: 30AALFL1862C1ZR; Udyam Registration: UDYAM-GA-02-0019011), with properties in Palolem, South Goa.

These Terms and Conditions govern all bookings made directly through xentori.com. By completing a booking on our platform, you agree to be bound by these terms. Please read them before you proceed.

These terms are governed by the Indian Contract Act, 1872 and the Consumer Protection Act, 2019.

Eligibility

To make a booking, you must be at least 18 years of age and have the legal capacity to enter into a binding contract under Indian law. By submitting a booking, you confirm that the information you have provided is accurate and complete.

Booking and confirmation

A booking is a binding agreement between you and Luxe Suites only upon receipt of full payment and the dispatch of a booking confirmation to the email address you provided.

We reserve the right to decline any booking at our discretion, in which case any payment received will be refunded in full within 5–7 business days.

Availability shown on the platform is updated in real time, but we cannot guarantee it in all circumstances. In the unlikely event that a confirmed property becomes unavailable due to reasons beyond our control, we will offer you an alternative stay of equivalent value or a full refund.

Payment

Full payment is required at the time of booking. All amounts are displayed and charged in Indian Rupees (INR).

Goods and Services Tax (GST) is applicable as per Indian law and is included in the total shown at checkout. For room tariffs up to ₹7,500 per night, GST is charged at 5%. For tariffs above ₹7,500 per night, GST is charged at 18%. A detailed tax breakdown is shown on the booking review screen before payment.

Payments are processed securely by Razorpay Internet Private Limited. We do not store your card or banking credentials.

Check-in and check-out

We offer flexible check-in — you can arrive at any time that works for you. Our team will coordinate access before your arrival.

Standard check-out time is 11:00 AM. Late check-out may be available on request and is subject to availability. Please contact us at least 24 hours in advance.

Valid government-issued photo ID is required at check-in for all adult guests. Indian nationals may present an Aadhaar card, PAN card, valid driving licence, or passport. Foreign nationals must present a valid passport and visa.

House rules and guest conduct

Each property has a maximum occupancy limit. You agree not to exceed the number of guests stated at the time of booking.

  • No smoking inside any property. A designated outdoor area is available.
  • No parties, events, or large gatherings without prior written consent from Xentori.
  • Quiet hours are between 10:00 PM and 8:00 AM. Please be considerate of neighbouring residents.
  • Pets are not permitted unless explicitly agreed upon in writing before check-in.
  • No illegal substances or activities on the premises.

Xentori reserves the right to ask guests who violate these rules to vacate immediately, without refund.

Cancellation and refund policy

We understand that plans change. The refund applicable depends on how far in advance you cancel, calculated from the time we receive your written cancellation request to the stated check-in date.

Peak season — non-refundable

Bookings during the following periods are non-refundable regardless of the cancellation window:

  • 20 December – 5 January (Christmas and New Year)
  • Holi weekend
  • Any period declared a peak-season block on the property listing at the time of booking

To cancel a booking, email us at anurag@xentori.com with your booking reference. Cancellations are effective from the time we acknowledge receipt of your request in writing.

Approved refunds are processed to the original payment method within 5–7 business days. The actual credit date depends on your bank or card issuer.

Convenience fees, payment gateway charges, and GST on cancelled transactions are non-refundable.

If we need to cancel your booking

In the unlikely event that Xentori must cancel a confirmed booking — due to property damage, a force majeure event, or circumstances outside our control — we will notify you as early as possible and provide either:

  • A full refund of the total amount paid, processed within 5 business days, or
  • An alternative property of equivalent standard and value, subject to your agreement

Xentori is not liable for any indirect costs you may incur as a result of a host-initiated cancellation, including travel or flight bookings.

Property damage

You agree to treat the property and its contents with care. You are responsible for any damage caused during your stay beyond normal wear and tear.

If damage is identified during or after your stay, we will notify you promptly and may seek recovery of repair or replacement costs. We will provide documentation of the damage and an estimate before raising any claim.

Limitation of liability

To the maximum extent permitted by applicable law, Luxe Suites' total liability to you in connection with a booking shall not exceed the total amount paid by you for that booking.

We are not liable for any loss of personal belongings, indirect or consequential loss, or any disruption caused by events outside our reasonable control including natural disasters, government orders, utility failures, or acts of third parties.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation.

Intellectual property

All content on xentori.in — including property photography, copy, and design — is owned by or licensed to Luxe Suites. You may not reproduce, redistribute, or use any content from this website for commercial purposes without our written consent.

Governing law and disputes

These terms are governed by the laws of India. Any dispute arising out of or in connection with a booking shall first be addressed through our Grievance Officer. If unresolved, disputes shall be subject to the exclusive jurisdiction of the courts in Goa, India.

Under the Consumer Protection Act, 2019, you also have the right to approach the relevant consumer forum if you believe your rights as a consumer have been violated.

Changes to these terms

We may update these terms from time to time. The version in effect at the time of your booking will apply to that booking. We will update the "Last updated" date at the top of this page when changes are made.

Continued use of the platform after changes are published constitutes your acceptance of the revised terms.
